Project Description:
Originally constructed in the 1920s, The Arnold has long been part of Wichita’s downtown fabric. Over the decades, the four-story building served as home to Arnold Motors Co., once recognized as one of the southwest’s premier automobile dealers, functioned as a hub for passenger luggage transfers connected to the nearby bus station, and later operated as office space. This history carries a unique connection to today, as SPT Architecture’s office next door occupies the former Greyhound bus station.
The renovation of The Arnold Apartments transformed a 1920s four-story building in downtown Wichita into 42 modern studio and one-bedroom apartments, with 5,000 square feet of retail space occupying the ground level. Designed with accessibility and affordability in mind, the project focuses on efficient living without sacrificing comfort, providing seven unit-types to choose from, all with open layouts, high ceilings, and large windows to bring natural light into compact spaces.
Preserving the building’s character was just as important as preparing it for its next chapter. Original terrazzo flooring discovered during construction, including a historic Santa Fe Trail emblem, was carefully restored and incorporated into the finished space. Strategic updates—including a new stair tower, storefront enhancements, and modern residential infrastructure— allowed the building to meet both immediate housing needs and the long-term evolution of downtown Wichita, while maintaining its connection to Wichita’s history.
